Belmont — Kodiak Projects, Brisbane and Noosa


Belmont is the full transformation of a tired Queenslander into a family home built to last. Set on a steep hillside block in Paddington, behind a protected character facade, the home was reworked from the inside out — higher ceilings, an added bedroom and bathroom, and expanded windows that finally capture the hillside and city views the original layout missed. Designed by Mark and Kim Biggs as their own family home and delivered with Kelder Architects, it was featured in the Courier Mail and as a realestate.com.au featured home in November 2024.

The home sits behind a protected character facade under Brisbane City Council regulations. The original gabled front had to be kept in full, so every modern change happens behind or beneath it — the external roofline never altered. Heritage respected; the home brought firmly into the present.

Under council character protection, the original gabled front had to stay — so we held it in place and rebuilt everything behind and beneath it. To gain the ceiling height the front bedroom needed, Mark rebuilt the roof from inside itself, lifting the space without ever touching the protected roofline. Height gained; heritage untouched.

Paddington is one of the most tightly held inner-western suburbs in Brisbane — character homes, leafy streets and city views, minutes from the CBD. It is exactly the kind of address where respecting what is already there, and getting the work right, matters most.
The home steps down a steep 508m² hillside block. Where the original layout turned its back on the outlook, the new plan opens to it — reorganised around the light, the slope, and the way a family actually lives.



The brief from Kim was simple and exacting: on trend, but nothing so bold it would date. The result is a modern, contemporary Queenslander with a warm Mediterranean feel — generous, light-filled spaces that work as well for a quiet night in as for family and friends.

the inspiration

We reworked the original floor plan from scratch — an added bedroom, an extra bathroom and a powder room, a larger office and master bedroom, and higher ceilings throughout. A new stairwell and an elegant staircase reorganise the way you move through the home.
Expanded windows draw in the light and the views, a side entrance was added for guests, and a family lounge and upstairs living area give everyone room to spread out.


435m² across two storeys on a 508m² block. Five bedrooms, four bathrooms plus a powder room, and two car spaces — a contract value of around $2.2 million, delivered in seven months.

A Miele kitchen anchors the home, wrapped in warm oak joinery and a green-marble island — the working heart of the house, as considered as it is calm.
